Josh Keller is a Managing Director at FTI Consulting and is based in the New York City area. Mr. Keller was a Principal and founding member at Alliance Construction Consultants and has 32 years of experience on the Construction Industry. Since 1991, Mr. Keller has been a professional consultant specializing in construction dispute resolution and CPM scheduling. He has prepared and presented claims on behalf of general contractors, construction managers and specialty contractors and evaluated and refuted claims on behalf of owners and engineers and contractors.
Mr. Keller's areas of expertise include disputes pertaining to additional work, discovered conditions, delay, acceleration, resequencing, loss of labor productivity and contract termination. Mr. Keller is a project controls specialist with a strong project management background. He is technically qualified in construction administration, CPM scheduling and cost control systems. He is fully versed in current techniques of schedule and time impact analysis.
Prior to founding Alliance Construction Consultants, Mr. Keller gained sixteen years of experience managing public and private sector construction projects, preparing and defending claims, and developing construction schedules. Mr. Keller received a B.S. degree in building sciences and a B.Arch degree from Rensselaer Polytechnic Institute in 1981. He was appointed to the Construction Industry Panel of the American Arbitration Association in 1988. Mr. Keller is a professional member of the Royal Institution of Chartered Surveyors, admitted in 2002, and is an associate of The Chartered Institute of Arbitrators.
Mr. Keller has qualified as an expert witness in the following arbitrations: Foo Ho Realty v. Waningly Construction, Inc.; Post Road Iron Works v. Columbus Construction, Inc.; Clover Construction Company v. Medford Fire District; L. K. Comstock & Company, Inc. v. Bovis: HRH Construction v. 56th Street BDC; Mast Construction v. Hudson County; Friends Academy v. EJA; A. E. Greyson v. Dwek; F. J. Sciame Construction Co. Inc. v. Yarrow LLC; Axis Construction Corporation v. I-R Mobile Modular; Burtis Construction Co., Inc. v. The Village/Town of Mt. Kisco: Delric Construction Company, Inc. v. Structural Steel Fabricators, Inc. He served as an expert witness under the Chartered Institute of Arbitrators (Arbitration Act 1996) form of Arbitration on behalf of the Government of Bermuda in the matter Pro-Active Management v. the Government of Bermuda.
Mr. Keller has qualified as an expert witness and testified in the following litigations: Yonkers Municipal Housing Authority v. Bristol Construction Corp.; KSW Mechanical Services v. NAB Construction Corp.; Magwood Enterprises v. The City of Beacon Housing Authority; Bast Hatfield Construction v. Wunderlich Corp.
Mr. Keller published an article in the Journal of Construction Accounting & Taxation, Volume 5, Number 2, Summer 1995 entitled, “Cost-Loaded Project Schedules”. He has lectured on the subject of CPM scheduling and schedule analysis at Columbia University, New York University Schack Institute, Westchester County Bar Association, Lorman Education Services and for private client groups.
