Art D’Alessio has been with the Real Estate Business Tax Advisory group for more than 15 years and specializes in real estate investment trust (“REIT”) compliance and partnership taxation. Mr. D’Alessio applies his significant experience and knowledge of federal, state and local tax law to develop strategic, operational and structural solutions for clients in furtherance of their business and personal objectives.
Mr. D’Alessio’s clients include REITs, developers, high-net-worth individuals, financial institutions, government entities and corporations, spanning a variety of portfolios and individual properties, including standard and specialized commercial property types.
Mr. D’Alessio’s service concentrations include REIT qualification and testing, pass-through entity taxation, co-investment structures, acquisition due diligence and investment tax credits. Additionally, he is experienced in cost segregation studies and U.S. inbound investment by non-U.S. persons, including foreign governments, private corporations and pension funds.
Over the course of his career, Mr. D’Alessio has led due diligence assignments on more than $18 billion in acquisitions. He has helped design a multitude of private equity fund co-investment structures using REITs, C Corporation blockers and other special purpose vehicles. In addition, Mr. D’Alessio has freed up hundreds of millions of dollars of acquisitive capital using innovative debt and equity structures. He also has experience building interactive tax-driven investment models to aid in acquisition and disposition analysis.
Prior to joining FTI Consulting, Mr. D’Alessio was a tax manager at The Schonbraun McCann Group (“SMG”), a dedicated real estate advisory firm that was acquired by FTI Consulting in 2008. Preceding this role, he began his career in the audit and tax practice at Moore Stephens P.C., serving both public and private clients from a broad range of industries, including construction, hospitality, manufacturing and professional services.
