Columbia Aged Care wanted to explore development options for a large plot of vacant land adjacent to its Oberon, NSW, residential aged care facility. Facing an ageing local population, workforce shortages and community service gaps, the organisation engaged FTI Consulting to prepare a decision support paper with local market analysis and strategic recommendations for future use of the vacant land. The vision was to create a staged, mixed-use precinct that meets community needs, supports workforce development and ensures Columbia Aged Care’s long-term organisational sustainability.
Our Impact
- FTI Consulting delivered a comprehensive decision support paper enabling Columbia Aged Care to make strategic and informed decisions on the proposed site expansion.
- Columbia Aged Care identified the three key opportunity drivers (housing, training and social enterprise) with the strongest potential to meet community needs and deliver sustainable returns.
- By incorporating direct local stakeholder input, the proposed development reflected real community priorities.
- The staged delivery model allowed Columbia Aged Care to grow its services while balancing risk and capital investment.
Our Role
- FTI Consulting conducted detailed desktop research and data analysis to understand demographic trends, service gaps and future needs.
- Our experts undertook targeted one-to-one consultations with key community members to capture local perspectives on demand, service gaps and partnership opportunities.
- We evaluated value proposition, feasibility and alignment with Columbia Aged Care’s strategy for housing, training and social enterprise opportunities.
- The team outlined partnerships, financial implications, risks, benefits and next steps for site development, culminating in a robust decision support paper for Columbia Aged Care’s Board.
